Bamberg, 8. February 2023 - The real estate investor and
-developer P&P Group is realizing a total of more than 300 modern and light-flooded apartments in several construction phases on the site of the former Lagarde barracks in Bamberg. The SUNSHINE LOFTS will be given a special identity and radiance through the preservation of the historic building fabric: The characteristic bricks of the barracks will be preserved and integrated into the building ensemble. Construction will begin in the first quarter, so that the first apartments can be handed over at the end of 2024. Sales of the condominiums have already started very successfully.
On the 20-hectare site near the city center, several partners with high aspirations are currently jointly developing one of Europe's most innovative urban districts, the "Quarter of the Future," with affordable housing for around 2,400 people, lots of green space and a forward-looking energy and mobility concept.
In developing the SUNSHINE LOFTS, the P&P Group is focusing on a contemporary apartment mix that optimally meets the various requirements of people in all age and life phases. The modernly equipped one- to four-bedroom apartments ranging in size from 25 to 78 square meters in the first sales phase will feature, among other things, floor-to-ceiling windows, underfloor heating and balconies or loggias. In addition, the ground-floor apartments will have a terrace with a garden area. Publicly subsidized apartments will also be built as part of the realization. The entire neighborhood will be built to KfW Efficiency House 55 and 70 standards. All neighborhood streets are planned as traffic-calmed play streets.
Sustainable energy and mobility concept
The P&P Group attaches great importance to the sustainability of the SUNSHINE LOFTS: With a future-oriented energy concept, the experienced developer relies on geothermal energy, heat pumps driven by photovoltaic systems, and intelligent storage management including a connected combined heat and power plant, so that around 70 percent of the required energy is generated directly on site.
The climate-friendly mobility concept for the neighborhood development is based on the "own bike - shared car" approach and includes decentralized bicycle parking spaces, a car and bike sharing service, and charging options for all types of e-vehicles.
The SUNSHINE LOFTS are located in the east of Bamberg, on Zollnerstraße. In the immediate vicinity there are various gastronomic offers, a local supplier, sports and park facilities as well as educational institutions. A bus stop is located directly in front of the building complex and can be reached within two minutes. The main train station is 1.5 kilometers away.
"With this project development, we are creating unique living spaces and offering people in all phases of life an attractive living option in an innovative neighborhood. In line with current demand, we will create 75 percent apartments with two or three rooms. The response to date confirms that we are on the right track and has even exceeded our expectations - the show apartment that has already been opened has met with great interest, with more than 30 reservations already received just a few days after the start of sales. In particular, the far-sighted planning of our entire team has led to this high demand. We are currently finalizing the first sales," says Eva-Maria Zurek, COO of P&P Group.
