Fürth, March 12, 2026 – The P&P Group is driving the Central Homes residential project in Fürth further forward. Civil engineering and excavation work are nearly complete, and the urban quarter is increasingly taking shape. With a total of 1,000 planned apartments, complemented by a modern hotel, a kindergarten, and senior-friendly housing, this is the most extensive project in the company's 30-year history to date.
What is considered today to be one of Fürth's most exciting urban development projects originally began as an undeveloped conversion site – one of the last contiguous inner-city areas, lacking both building rights and water rights. It was an area that lay fallow for a long time but nevertheless held enormous potential. Exactly here, in the heart of Fürth at the so-called Hornschuch Campus, work has been underway for around eight years on a visionary development. Step by step, a new residential quarter is emerging on a total area of approximately 25,000 m². The comprehensive infrastructural development of the area as well as the construction of a parking garage with 400 car parking spaces have already been completed.
(Climate-friendly New Building - Quality Seal for Sustainable Buildings) and relies on generous green spaces as well as green roofs, which are designed to improve the microclimate and create a high quality of life. The project is also particularly attractive for capital investors: due to its classification as a climate-friendly new build, investors benefit from a KfN-QNG-Standard und setzt auf großzügige Grünflächen sowie begrünte Dächer, die das Mikroklima verbessern und eine hohe Aufenthaltsqualität schaffen sollen. Besonders attraktiv ist das Projekt auch für Kapitalanleger: Durch die Einstufung als klimafreundlicher Neubau profitieren Investoren von 5% special depreciation (Sonder-AfA) as well as an additional 5% declining-balance depreciation (degressive AfA). These tax advantages boost return prospects, making the project highly appealing to investors.
"Looking back, it is already clear today that we established the right framework conditions at the time and can now offer the 'right product' at the right time," says company founder Michael Peter. "Future residents will benefit from short distances to the city center, proximity to the city park, two subway stations, the main railway station, as well as quick access to the highway. For Fürth, this urban quarter is a strong signal – and for us as the P&P Group, it is a milestone we are proud of."
"With Central Homes, we are creating a quarter that goes far beyond just providing housing. We want to develop a place that is ecologically responsible and offers long-term quality of life for people," explains Eva-Maria Zurek, CEO of the P&P Group. She notes that the project is a significant step forward for the sustainable development of the city of Fürth.
Completion in several stages by the end of 2031
The expansion of the new quarter is progressing on schedule. The first construction phase comprises nearly 200 apartments, which are already generating great interest. Sales are progressing extremely successfully. A substantial portion of the units has already been sold, and others are in advanced reservation stages. The strong demand confirms the attractiveness of the location.
The overall project will be realized in several stages. Around 800 residential units are scheduled to be built by the end of 2029 , before the entire site is expected to be fully completed by the end of 2031 . In addition to privately financed apartments and modern student micro-apartments, the project includes a hotel, senior-friendly housing options, and a kindergarten. These diverse uses complement each other meaningfully and create a vibrant environment that brings together people of all generations, giving the quarter a strong social heart.
With a planned sales volume of around EUR 240 million, Central Homes ranks among the most significant investments of the P&P Group. The project sends a clear signal for responsible and forward-looking urban development in the Nuremberg metropolitan region.
