Lauf/Fürth, 27. Februar 2024 - Real estate developer P&P Group is building a total of 62 residential units in the Franconian town of Lauf an der Pegnitz on the central Plärrer square, which is known far beyond the city limits. The previous commercial property at number 11, which housed a Postbank branch until August last year, will be demolished in the spring. Three modern and energy-efficient new four-storey buildings will then be built on the 3,300 square meter site in the immediate vicinity of the train station (Pegnitz on the right) by autumn 2025. "This location is very important for Lauf's city centre," emphasizes Christoph Langfritz, CIO of the P&P Group: "In future, there will be more opportunities for high-quality living close to the city centre. The property will bring significantly more life into the city and will also increase the attractiveness of the central location." The high KfW 40 energy efficiency standard and green walls and roofs also contribute to this. This enables a good microclimate as well as rainwater storage and conserves natural resources.
The units ranging from 1 to 3 rooms will be between approx. 25 and 75 square meters in size. All 55 apartments with several rooms will also have a spacious balcony or terrace. Residents will have access to 76 parking spaces in an underground garage. Public parking spaces are provided for visitors. There are also facilities for parking bicycles, cargo bikes and bicycle trailers, both in a separate room inside the building and outside. The central location makes it possible to run many errands by bike, which provides additional added value for tenants.
Zehn Prozent der Wohnungen im neuen P&P-Projekt können dank finanzieller Unterstützung des Landes Bayern besonders günstig angeboten werden. Das Modell der Einkommensorientierten Förderung (EOF) ermöglicht Mieten, die in der Regel 30 bis 50 Prozent unter den Preisen am freien Markt liegen. Weitere Vorteile: Diese Beträge erhöhen sich 25 Jahre lang lediglich um rechtlich vorgegebene Quoten. Über die gleiche Frist festgeschrieben sind der Kündigungsschutz und Belegungsvollmachten der Stadt.

The P&P Group had made the existing building available to the Pegnitz volunteer fire department since the Postbank moved out in August last year. Since then, the fire brigade has held several large-scale exercises in the building as well as smaller ones. This provided a special opportunity to carry out realistic emergency rescue training in a large inner-city property for several months before the demolition. A sensible use that is rarely possible in this form and under such effective conditions.
