										<content:encoded><![CDATA[<p class="wp-block-paragraph"><em><strong>Nuremberg/Fürth (Germany), 21.01.2025</strong></em> - Project developer P&amp;P Group successfully sold a residential project under construction in Kreuzsteinstrasse in the German city of Nuremberg shortly before the end of last year. 121 units will be built in the south-west of the Bavarian metropolis by the end of this year, each with one to three rooms and ranging in size from 28 to 80 square metres. The new owner of the project in the Schweinau district with almost 7,000 square metres of living space and 57 underground parking spaces will be a fund managed by Tishman Speyer for an institutional investor. ‘With this project development, we are creating an additional residential offering in an increasingly sought-after location in the metropolitan region,’ says Christoph Langfritz, CIO of the P&amp;P Group.</p>



<p class="wp-block-paragraph">The project site is already within walking distance of retail outlets in various segments as well as the infrastructure for other services and leisure facilities. Kreuzsteinstrasse also offers excellent transport connections: Both via the A73 motorway and the Schweinau underground and S-Bahn stations, which provide fast local and long-distance public transport connections. ‘The fact that Schweinau is one of the city's up-and-coming locations in this area is also demonstrated by the demand for other P&amp;P Group projects in the south-west of Nuremberg,’ says Langfritz: ’The property is being built by the P&amp;P Group in accordance with KfW's KfN - QNG specifications, meaning that the investor is acquiring a sustainable property.&nbsp;</p>



<p class="wp-block-paragraph">The P&amp;P Group sees its strategy confirmed with sales successes such as those in Nuremberg's Kreuzsteinstrasse. ‘In such up-and-coming neighbourhoods, where residential space is also being created in areas that were previously often used for commercial purposes, the signs are very positive for further developments,’ emphasises Langfritz. ‘Here in Schweinau, we identified potential very early on in order to be able to provide future tenants with attractive offers.’ Amanthos Immobilien, based in Stuttgart, acted as agent for the transaction.</p>

										<content:encoded><![CDATA[<p class="wp-block-paragraph"><strong>Fürth/Erfurt/Zwickau, December 20, 2023</strong> - The real estate investor and developer P&amp;P Group is selling a total of 49 apartments in the eastern German cities of Erfurt and Zwickau to private investors. "Despite the weak economy and current problems in the real estate sector, our projects are still in demand thanks to stable economic calculations, good locations and attractive yields," emphasizes Eva-Maria Zurek, CEO of the P&amp;P Group: "And not only in our main markets, the metropolitan regions of Nuremberg and Munich, but also for some projects in eastern Germany." The residential properties now sold in Erfurt and Zwickau meet precisely these criteria. They are fully let and offer high-quality real estate and further potential for value appreciation.</p>



<p class="wp-block-paragraph">A good example is the nine apartments with a total area of 460 square meters in Staufenbergallee in Erfurt's popular Krämpfervorstadt residential district. Thanks to the excellent infrastructure with shopping facilities and numerous services nearby, there is high demand for such properties from tenants and investors. The compact residential units of around 45 square meters each in the modernized apartment building, which was originally built in the Wilhelminian style at the beginning of the 20th century, are currently in particularly high demand. Other plus points are the balconies in all units and the spacious garden designed for communal use.</p>



<p class="wp-block-paragraph">The walking distance to two educational institutions in the Thuringian state capital - the Erfurt University of Applied Sciences and the private university "IU International University" - also makes the location attractive for staff employed there. This has been the case for the P&amp;P Group in the past and will continue to guarantee predictable income for the new owner.</p>



<p class="wp-block-paragraph">The P&amp;P Group has also sold a total of 40 listed two- to three-bedroom apartments in Kurt-Eisner-Str. in the northern suburb of Zwickau, which are also fully let. The modernized properties with 2,725 square meters of living space originally date back to the 1950s. In this residential area of Nordvorstadt, the residential property is surrounded by Art Nouveau and Wilhelminian-style architecture.</p>



<p class="wp-block-paragraph">Over the next few years, the P&amp;P Group will have numerous other interesting project developments for investors. By the end of 2024, the company will launch a total of ten construction projects with more than 1,500 apartments in the metropolitan regions of Nuremberg and Munich. The P&amp;P Group is also making a further EUR 100 million available for the purchase of land and existing buildings with revitalization potential in these regions.</p>

The companies are thus expanding their strategic partnership. In addition, ZAR Real Estate Holding is continuing its expansion course in the Nuremberg metropolitan region. In April, the company had already acquired the former Metz site there and taken over project development together with the P&amp;P Group.</em></p>



<p class="wp-block-paragraph">The property, which has now been acquired by ZAR Real Estate Holding, covers approximately 3,590 square meters and is located at Fürther Straße 330 - and thus in an up-and-coming district location in the west of Nuremberg near the city limits of Fürth. A special feature of the site is its location between the two major Franconian cities. Nuremberg's city center is only four kilometers away, and Fürth's city center is only three kilometers away.</p>



<p class="wp-block-paragraph">The development of modern residential properties with a gross floor area of approximately 11,500 square meters is planned on the site. The power supply for the properties will come from renewable energy sources and meet the companies' consistent ESG criteria. Groundbreaking is scheduled for 2024.</p>



<p class="wp-block-paragraph">The property is optimally connected to public transport - the Muggenhof subway station and the associated bus stop are just a few steps away. Nuremberg's main train station can be reached by train in eleven minutes, and Fürth's main train station in just five minutes. In addition, future residents benefit from an extensive local supply in the immediate vicinity.</p>

<p class="wp-block-paragraph"><strong>München, 18. January 2023</strong> - Real estate investor and developer P&amp;P Group announces the sale of two residential projects:</p>



<p class="wp-block-paragraph">In Munich, a plot of land with an existing building permit for a three-story apartment building was sold to a local developer. The project is currently planned to meet the "Effizienzhaus 40" energy standard. It is located in a very good residential area in the Hadern district and has excellent transport links to the nearby city center and the surrounding area of Munich.</p>



<p class="wp-block-paragraph">In Nuremberg, P&amp;P Group sold a partially refurbished residential property in the Höfen district to a private investor. The property, consisting of a five-story front building and a four-story rear building, is located in an up-and-coming neighborhood in the vicinity of the new city district "The Q" and is characterized by an attractive mix of different apartment sizes.</p>



<p class="wp-block-paragraph">The parties agreed not to disclose the purchase price.</p>



<p class="wp-block-paragraph">"The sale of the two residential projects shows that there is still demand in the market for high-quality residential projects. Thanks to the equity strength of the two investors, the transactions were completed quickly and smoothly before the end of the year. Transactions built on such a solid foundation can also be implemented without any problems in the current market environment. The market continues to need high-quality products and therefore our development pipeline is well filled for the coming years," says Christoph Dreyer, Managing Director at P&amp;P Group.</p>
