										<content:encoded><![CDATA[<p><strong><em>Nürnberg/Fürth, 31.01.2025</em></strong> - Property development company P&amp;P Group significantly exceeded its transaction volume target in the past 2024 financial year. The company sold over 500 units worth more than 150 million euros between January and December last year. ‘An excellent result,’ sums up Eva-Maria Zurek, CEO of the P&amp;P Group: ‘In view of the challenging times in the property industry, this result cannot be rated highly enough.’&nbsp;</p>



<p>Transactions in various areas contributed to the excellent result. Christoph Langfritz, CIO of the P&amp;P Group: ‘In addition to global sales to institutional and private investors, we were also able to sell around 150 condominiums to individual investors via our proprietary platform.’ There was also a mix of existing properties and new builds in the projects. ‘This diversification of both sales channels and property types is the strength of the P&amp;P Group,’ says Zurek: ‘This basic structure characterises the company and enables us to react flexibly and appropriately to the necessary requirements in each case.’&nbsp;</p>



<p>Examples of the P&amp;P Group's sales successes in the 2024 financial year include the sale of a further construction phase of condominiums at the Lagarde Campus in Bamberg (Sunshine Lofts) and several global sales throughout the Nuremberg/Fürth area, such as more than 100 climate-friendly new-build flats (KFN), six existing multi-family homes and a property under construction with over 120 units.</p>



<p>The interest rate trend had a positive effect on demand in the second half of the year. ‘Many investors took advantage of the favourable situation,’ explains Langfritz: "Financing conditions have fallen by around one per cent over the course of the past year, thanks in part to several interest rate cuts by the European Central Bank. At the same time, prices are still well below their former highs following the 2023 consolidation. However, in view of the strong rental trends in the residential sector, this market environment is creating interesting investment opportunities that are being utilised by individual market participants."</p>



<p>CEO Zurek is optimistic about the new financial year. "The P&amp;P Group wants to achieve another record result in 2025. The pipeline is filled with some very good projects. Our strategy of identifying potential early on in neighbourhoods that have not been the focus of construction activity to date is paying off." This includes the development of promising undeveloped plots as well as undervalued existing properties. For Zurek, this strategy is the basis for the positive future prospects of the P&amp;P Group: "Thanks to our healthy business performance in the past and sufficient equity, we can make investment decisions very quickly. This allows us to utilise attractive project development opportunities and continue to make suitable offers to both private and institutional investors."</p>

Es entstehen in der Steinbühler Straße 4-6 bis Ende des Jahres 112 Einheiten, davon 80 Apartments von etwa 21 bis zu 28 Quadratmetern und 32 Wohnungen mit zwei bis vier Zimmern und 40 bis 115 Quadratmetern. Insgesamt wird eine &nbsp;Wohnfläche von über 4.000 Quadratmetern errichtet. Der vorherigen Nutzung verdankt die Immobilie auch eine Tiefgarage mit insgesamt 37 Stellplätzen, was in dieser Lage auch als ganz besonderes Qualitätsmerkmal zu bezeichnen ist. Ab Februar können sowohl Kapitalanleger als auch Eigennutzer Einheiten erwerben. Ende 2025 ziehen voraussichtlich die ersten Bewohner ein.</p>



<p>‘Converting previously commercially used areas into sensible residential floor plans is always a major structural challenge,’ explains Christoph Langfritz, CIO of the P&amp;P Group: ’Our many years of expertise and know-how in project development and construction enable us to realise even complex projects.’ In addition to preserving the fabric of the building, great importance is attached to realising contemporary floor plans. This focus is further emphasised in Steinbühler Strasse by the achievement of the energy efficiency standard (KfW 55) and the associated sustainability. This structural quality enables investors to take advantage of subsidies.</p>



<p>‘The Steinbühler Straße location is ideal for such a conversion from offices to residential,’ emphasises Langfritz: ’In the centre of Nuremberg, not far from the pedestrian zone, this is an excellent location for living in Nuremberg.’ The transport links are also ideal. The Plärrer underground station is practically on the doorstep. The main railway station is only a few minutes away. Shopping facilities, high-quality restaurants, medical care and a wide range of cultural and leisure activities are all within walking distance. &nbsp;</p>



<p>The P&amp;P Group has already successfully implemented such conversions into other types of use in several other projects, including the FLAiR experience centre in Fürth. There, around 3,000 square metres of space originally intended for offices is being converted into 60 serviced flats - also a form of accommodation. The offer for travellers will be opened by the operator Stayery in autumn 2025. ‘Both the project in Nuremberg and in Fürth are examples of how inner-city office space can be given a new lease of life by converting it into suitable, sensible forms of living,’ explains Langfritz.&nbsp;</p>

										<content:encoded><![CDATA[<p><em><strong>Nuremberg/Fürth (Germany), 21.01.2025</strong></em> - Project developer P&amp;P Group successfully sold a residential project under construction in Kreuzsteinstrasse in the German city of Nuremberg shortly before the end of last year. 121 units will be built in the south-west of the Bavarian metropolis by the end of this year, each with one to three rooms and ranging in size from 28 to 80 square metres. The new owner of the project in the Schweinau district with almost 7,000 square metres of living space and 57 underground parking spaces will be a fund managed by Tishman Speyer for an institutional investor. ‘With this project development, we are creating an additional residential offering in an increasingly sought-after location in the metropolitan region,’ says Christoph Langfritz, CIO of the P&amp;P Group.</p>



<p>The project site is already within walking distance of retail outlets in various segments as well as the infrastructure for other services and leisure facilities. Kreuzsteinstrasse also offers excellent transport connections: Both via the A73 motorway and the Schweinau underground and S-Bahn stations, which provide fast local and long-distance public transport connections. ‘The fact that Schweinau is one of the city's up-and-coming locations in this area is also demonstrated by the demand for other P&amp;P Group projects in the south-west of Nuremberg,’ says Langfritz: ’The property is being built by the P&amp;P Group in accordance with KfW's KfN - QNG specifications, meaning that the investor is acquiring a sustainable property.&nbsp;</p>



<p>The P&amp;P Group sees its strategy confirmed with sales successes such as those in Nuremberg's Kreuzsteinstrasse. ‘In such up-and-coming neighbourhoods, where residential space is also being created in areas that were previously often used for commercial purposes, the signs are very positive for further developments,’ emphasises Langfritz. ‘Here in Schweinau, we identified potential very early on in order to be able to provide future tenants with attractive offers.’ Amanthos Immobilien, based in Stuttgart, acted as agent for the transaction.</p>

										<content:encoded><![CDATA[<p><strong>Fürth, 28.11.2024</strong> - Two of the four new retail and catering outlets in the FLAiR Fürth urban experience centre will open by the beginning of December. The toy expert Smyths Toys will welcome its customers to the second ground floor for the first time on Black Friday tomorrow (29 November) - on more than 1,300 square metres of retail space, which was previously used by the virtual reality playground Hologate and several surrounding shop areas. The lingerie experts from the Nina von C. chain will open on the same level on 5 December. The international restaurant brand KFC and the non-food discounter TEDi will follow in the first quarter of 2025.&nbsp;</p>



<p>‘These brands are the perfect addition to our product range,’ emphasised Velimir Filipović, General Manager of FLAiR and therefore responsible for the property. The quality of the location, right in the heart of the city of Fürth, and the centre concept is also underlined by the fact that the non-food discounter TEDi is due to move in in the first quarter of 2025, taking over more than 600 square metres of retail space on the first ground floor, where the organic supermarket denn's was previously located. ‘The occupancy rate of around 95 per cent is extremely positive and remarkable, especially in view of the current economic situation in the retail and catering sectors.’ The attractiveness of the centre is also enhanced by the fact that KFC has been given a separate external entrance, which allows the fast food giant to open beyond the centre's regular opening hours.</p>



<p>For the brands now located in the FLAiR, the decision for the experience center is an important step. “In addition to the market in Schwabach, we were looking for another promising location in the metropolitan region for Smyths Toys. “The FLAiR Fürth optimally met our requirements in terms of location, environment and frequency,” explains René Rüprich, responsible sales manager at Smyths Toys: “Especially at this size, proximity to the city center plus excellent transport connections is ideal.”</p>



<p>General Manager Filipović believes that the current success stories are also important beyond FLAiR: ‘FLAIR is a key factor in Fürth that benefits not only the shops and restaurants in the centre, but also the entire city centre. FLAiR offers around 60 shops in total - with an attractive mix of national and international brands, regional tenants and a varied range of restaurants. The P&amp;P Group took over the location in 2016, subsequently built a completely new property by 2021 and developed it into a sought-after meeting place in Fürth city centre. The average number of visitors to FLAiR has now risen to more than 10,000 per day. Filipović: ‘With the branches that are now being added, we can certainly confirm or even strengthen this positive trend.’</p>

The new owners of the properties with a total of 60 apartments and around 3,800 square meters of living space are various private investors and family offices. The total proceeds from the sale amounted to over 8 million euros.</p>



<p>“Despite the challenging economic conditions, demand is increasing significantly. We are now seeing this positive overall trend in the metropolitan region not only in our condominiums, but also in our apartment buildings.&nbsp;<a></a>This makes for a particularly good result in the current quarter,” explains Christoph Langfritz, CIO of the P&amp;P Group: ”Naturally, investors are currently looking very closely at the location and quality of the projects. As these factors are fundamentally present in our properties for sale, there were several interested parties for each of the six properties.” All of the properties combined good connections to the city center, public transport and private transport, which is always an important prerequisite for good demand for residential space. “In addition to these positive property features, buyers are also looking for potential for value appreciation, which has been consistently fulfilled in the properties sold,” explains Langfritz. &nbsp;</p>



<p>The P&amp;P Group sees its strategy confirmed in both condominiums and, as in this case, apartment buildings. “We develop existing properties and plots in urban areas with potential and then sell them to end investors,” explains Langfritz: ”The fact that this works so well is due to our good knowledge of the market and the early identification of up-and-coming neighborhoods with previously undervalued properties.”</p>

										<content:encoded><![CDATA[<p><em><strong>Fürth, 13.09.2024</strong></em>&nbsp;- The urban experience center FLAiR Fürth announces the arrival of three new, attractive tenants on the occasion of its third birthday. “We are delighted that the three internationally successful brands KFC, Smyths Toys and TEDi will complement and further enhance the FLAiR's shopping and gastronomy offering this year,” emphasized Eva-Maria Zurek, CEO of the P&amp;P Group, at the start of the anniversary week: ”These are important positive steps that are particularly noteworthy in the current economic situation for retail and gastronomy. This shows the quality of the location and the center concept.”</p>



<p>Kentucky Fried Chicken, one of the best-known international restaurant brands, will be represented on around 250 square meters on the second first floor of the FLAiR from mid-October. A separate external entrance will then allow the fast food giant, which specializes in a wide range of chicken variations, to open beyond the center's regular opening hours.Toy and toy expert Smyths Toys will welcome its customers to more than 1,300 square metres of retail space for the first time in November - in an area previously used by the virtual reality playground Hologate on the second first floor as well as other adjacent store areas. The non-food discounter TEDi is renting more than 600 square meters of retail space on the first first floor, previously occupied by the organic supermarket Denns, plus an adjacent area, and also plans to open this year. “The fact that the space can be occupied by such a well-known tenant and that we have achieved an occupancy rate of 95% is a very pleasing development,” emphasizes Velimir Filipović, General Manager of FLAiR and responsible for the property in this position. “We are also already holding very promising talks for the few areas that are still open.”</p>



<p>At the start of the celebrations for the third anniversary of the center, Fürth's Lord Mayor Dr. Thomas Jung emphasized: “For this extremely important location in Fürth, it was a real new start a few years ago. Thanks to the excellent cooperation between the city and the P&amp;P Group, we have succeeded in doing this perfectly.” Particularly in light of the challenging opening date in September 2021, with significant coronavirus restrictions at the time, this was a remarkable achievement for everyone. “The FLAIR has a high quality of stay and, thanks to events, attractions and promotions, is now a central factor in Fürth, from which not only the stores and restaurants in the center benefit, but also the entire city center,” adds Horst Müller, Head of Economic Affairs: ”This positive domino effect on the economic structure should not be underestimated.”&nbsp;</p>



<p>During the campaign week, which runs until September 20, FLAiR visitors will be offered numerous attractions. As families with children are one of the center's main target groups, the program includes an oversized birthday cake, a Fürth lucky cloverleaf with numerous children's wishes that can be fulfilled by FLAiR visitors, a kids' bakery and an XXL slot machine.</p>



<p>In total, the FLAiR offers around 60 retail outlets - with international brands as well as regional and local tenants - and a varied range of restaurants. The P&amp;P Group took over the location in 2016, subsequently built a completely new property by 2021 and developed it into a sought-after meeting place in Fürth's city center. The average number of visitors to FLAiR has now risen to more than 10,000 per day. “The branches of attractive brands that will be added this year will certainly further promote this positive trend,” says Filipović optimistically.</p>



<p>Both new and existing tenants at FLAiR Fürth benefit from the property's special energy efficiency concept. Above all, this includes the combination of a combined heat and power unit with three state-of-the-art chillers including resource-saving heat recovery. Thanks to this environmentally friendly concept, the experience center property has also been BREEAM-certified by TÜV Süd with the top sustainability rating of “Excellent”.</p>

Der&nbsp;europaweit führende Nonfood-Discounter&nbsp;TEDi wird sein Sortiment im ersten Erdgeschoss auf&nbsp;mehr als 600 Quadratmetern Verkaufsfläche anbieten. „Diese Standort-Entscheidung von TEDi freut uns sehr. Das passt bestens in das FLAiR, wird dort die Angebots-Vielfalt noch erweitern und die Attraktivität der Immobilie steigern“, betont Velimir Filipović, General Manager des FLAiR.&nbsp;Für TEDi&nbsp;ist die neue Filiale ein wichtiger Meilenstein in der regionalen Standortentwicklung. Das FLAiR Fürth spiegelt TEDis Anforderungsprofil in vielfacher Hinsicht wider und zeigt, dass stationäre Einzelhandelszentren mit dem richtigen Portfolio sehr erfolgreich sein können. TEDi kündigt in Zusammenhang mit der neuen Mietvereinbarung an, sein Filialnetzwerk auch in Mittelfranken weiterhin konsequent auszubauen. Zeitliches Ziel ist eine Eröffnung der Filiale im FLAiR Fürth noch in diesem Jahr.&nbsp;Insgesamt bietet das FLAiR etwa 60 Einzelhandelsgeschäfte und eine vielseitige Gastronomie. 										<content:encoded><![CDATA[<p><em>London, June 07, 2024</em>&nbsp;- As a real estate investor and developer, P&amp;P London is acquiring four further apartments in a prime location in the British capital. The units in the Mayfair district, which measure between 71 and 91 square meters, are now being refurbished to a high standard. “We are making the most of the property's great potential with a luxurious fit-out,” explains Michael Peter, founder and Managing Director of P&amp;P London: “We are creating first-class offers for second homes in the city center at this prime location. There is hardly a better location in London." From 27 Bolton Street, Buckingham and Green Park are just a few minutes' walk away. Peter: “In such prime locations, comparable opportunities for developments are extremely rare. So we can be extremely proud of this success for P&amp;P London." The London-focused developer was founded in 2023 as a spin-off of the German P&amp;P Group.</p>



<p>The renovation work will be completed by the fall of this year and the sale of the apartments will then begin. Michael Peter is certain that demand will be high: “The location combines tranquillity and local recreation with close proximity to the city center.&nbsp;<a></a>culture and leisure highlights, shopping and restaurants. The connection to public transport is also easy with the&nbsp;<a></a>Green Park subway station is ideal."</p>



<p class="translation-block">“The clear aim with these apartments is to combine the comfort of a five-star hotel with the rich design history of Mayfair,” explains Michael Peter: “We will succeed in doing this well, as we are working <a target="”_self“"></a> with interior designer Tabitha Isobel on this project.” In addition to the high-quality furnishings, she will also give the units behind the historic façade as much light and space as possible.</p>



<p>This is not the first investment in Mayfair for the P&amp;P team led by Managing Director Michael Peter since its launch on the London market in late summer 2023. An apartment acquired in 2023 at 68 South Audley Street, not far from the new investment location, with around 160 square meters of living space has just been renovated and the sale launched. &nbsp;</p>



<p>Insgesamt wurden durch P&amp;P London in&nbsp; Mayfair,&nbsp; Notting Hill, Knightsbridge, Lambeth und Chelsea. in etwas weniger als einem Jahr ein deutlicher zweistelliger Millionenbetrag investiert.&nbsp; „Der erneute&nbsp; Kauf ist ein weiterer Beleg, wie gut wir uns bereits in diesem besonders interessanten Immobilienmarkt etabliert haben“, so Peter.&nbsp; Insgesamt sollen 2024 durch P&amp;P London sogar Ankäufe im Wert von rund 120 Millionen&nbsp;Euro getätigt werden.&nbsp;Der Fokus liegt dabei auf kompletten Häusern und Einzelwohnungen sowohl in herausragenden Super-Prime-Lagen der City als auch in aufstrebenden Arealen in der gesamten Metropolregion Greater London. „Wir wollen in London in allen relevanten Residential-Segmenten aktiv sein, vor allem auch in Top-Lagen“, so der P&amp;P London Geschäftsführer: „Unsere Marke wird sich so nachhaltig am britischen Residential Markt verankern.“ Dort bieten sich derzeit gute Investment-Möglichkeiten, dank in vielen Bereichen zu beobachtenden Markt-Konsolidierungen. Fast die Hälfte aller Einheiten&nbsp;sind inzwischen verkauft.&nbsp;Eine hohe Nachfrage wird auch für diesen nächsten Vertriebsabschnitt erwartet. Denn das Gelände weist eine Besonderheit auf, die für Erwerber einen steuerlichen Vorteil mit sich bringen kann – es liegt in einem Sanierungsgebiet. Der Grund für diese Möglichkeit: Die neuen Wohnangebote werden teilweise im Bestand der ehemaligen US-Kaserne auf dem Lagarde-Campus errichtet, die rund 70 Jahre lang Heimat tausender amerikanischer Soldaten und deren Familien war. Für die notwendigen Sanierungsarbeiten kann eine steuerliche Sonderabschreibung für Gebäude nach Paragraf 7h, 10f des Einkommensteuergesetzes gewährt werden. „Das Besondere daran ist, dass von dieser Form der Abschreibung neben Kapitalanlegern auch Eigennutzer profitieren können“, erläutert Christoph Langfritz, CIO der P&amp;P Group: „Das ist eine Besonderheit im deutschen Steuerrecht.“</p>



<p>Sowohl Singles als auch Familien kommen dabei in den Genuss der Steuervergünstigung. Denn die P&amp;P Group errichtet unterschiedlichste Wohnungsgrößen, vom Ein-Zimmer-Apartment mit 21 Quadratmetern bis zur großzügigen Familienunterkunft mit vier Zimmern und 97 Quadratmetern.&nbsp;Auf dem Lagarde-Campus entsteht dabei ein zukunftsweisendes Quartier mit Vorbildcharakter für ganz Deutschland: Ein Mix aus Wohnen, Dienstleistung, Behördenstandort, medizinischer Versorgung und Kultur. 										<content:encoded><![CDATA[<p><em><strong>Bamberg/Fürth, April 26, 2024</strong></em>&nbsp;– Im Rahmen&nbsp;eines Richtfestes im neuen Stadtviertel auf dem Lagarde-Campus in Bamberg präsentierte der Projektentwickler P&amp;P Group am gestrigen Donnerstag den aktuellen Baufortschritt von&nbsp;über 300 Eigentumswohnungen. In etwa ein Drittel der Sunshine Lofts ziehen die Bewohner bereits zum kommenden Jahreswechsel ein. Die restlichen Einheiten werden dann abschnittsweise über noch ein weiteres Jahr hinweg fertiggestellt. Bambergs Oberbürgermeister Andreas Starke und der&nbsp;Projektleiter der Stadtwerke Bamberg&nbsp;Stefan Loskarn erläuterten im Rahmen der Veranstaltung, wie wichtig das Projekt&nbsp;für die Stadt ist.&nbsp;Die P&amp;P Group ist einer der Immobilienpartner, die auf dem 20 Quadratkilometer großen ehemaligen Kasernengelände für ca. 2400 Menschen eines der innovativsten Stadtquartiere Europas errichten.</p>



<p>"People with different housing needs and preferences can live together in this quarter. The result is a modern, vibrant and liveable residential offering," emphasizes Eva-Maria-Zurek, CEO of the P&amp;P Group. To make this possible, the P&amp;P Group mixes a wide range of apartment sizes, from one-bedroom apartments with 21 square meters to spacious family accommodation with four rooms and 97 square meters "Families and single people can live there, older and younger people. This coexistence is what makes a neighborhood so appealing and attractive in the long term. All partners who are helping in these challenging times deserve special recognition for their good cooperation and flexibility," adds Eva-Maria Zurek.</p>



<p>The central location in the UNESCO World Heritage Site and university city is extremely significant and is undergoing a historical transformation. For almost 70 years, the Lagarde barracks were home to thousands of American soldiers and their families. German Reich barracks had stood on this site since the end of the 19th century. "The end of the time as a garrison town and the emergence of an urban quarter is a great opportunity for Bamberg's urban development. On the Lagarde, a forward-looking quarter with a model character for the whole of Germany is being created: a mix of housing, services, government offices, medical care and culture," Mayor Andreas Starke emphasized: "A coherent overall concept and good cooperation with real estate developers is of great importance because Bamberg, as a historically grown city, has a real space problem and is also a swarm city. We have already exceeded the 80,000 inhabitants mark. That is why many hopes are pinned on the new urban quarter on the site of the former Lagarde barracks. Good cooperation with the stakeholders involved, such as the P&amp;P Group, is essential." The new central housing offer is also important for economic development: "In the region and the city of Bamberg itself, there are market-leading companies that want to offer their employees attractive offers on the housing market. It is worth taking a look at the Lagarde here," says Starke.</p>



<p>"The new district is exemplary in terms of both energy and mobility," emphasizes Eva-Maria Zurek. Up to 80 percent of the energy required is generated directly in the district through a combination of geothermal energy, wastewater utilization, heat pumps, photovoltaic systems, combined heat and power plants and advanced storage management. "This combines efficiency, climate protection and high security of supply," emphasized Stefan Loskarn, project manager at Stadtwerke Bamberg during the event: "Centrally planned parking lots and traffic-calmed zones are also particularly progressive in terms of mobility. "This allows pedestrians to keep to themselves in many areas and at certain times. That means a high quality of life." Beispiele moderner Ausstattung sind der Design-Vinylboden, die Fußbodenheizung mit Einzelraumsteuerung, bodentiefe Fenster inklusive elektrischer Rollläden.&nbsp;„All diese Vorteile sorgen für große Nachfrage nach den Sunshine Lofts“, sagt&nbsp;Christoph Langfritz, CIO der P&amp;P Group:&nbsp;„Fast die Hälfte aller Wohneinheiten&nbsp;sind bereits verkauft, sowohl an Selbstnutzer als auch Kapitalanleger. Das zeigt, dass unser Konzept ankommt.“ So startet mit dem Richtfest auch die nächste Vertriebsphase.</p>
